Louis will be your direct contact and all active Board members will be provided his direct cell phone number. Community members will be able to reach Louis through DCM's main line with calls returned within 24 hours or in most cases the same business day. Louis will directly assist your community with Day-to-Day Operations such as Property inspections/visits, Work directly with vendors, Assist your Board with Enforcement of Association Documents, Board meeting attendance, preparation, and notices, general Member notices and communications, Insurance policy renewals, and more.
Working directly with your Treasurer, your Community invoices will be paid in a timely manner. Purpose-designed software allows Board members to access financial information at any time in addition to receiving complete monthly financial reports. All follow up on past due accounts and collections procedures are performed in accordance with Florida State statutes including working with the Board and Association Attorney regarding any lien process as necessary. Members will also have 24/7 to their individual account information.
Louis will work directly with your Board to develop a program for Common Area Maintenance & Supervision, including implementation of Board standards and recommending additional standards. This will include regular property inspections, handling of all homeowner service requests, coordination with Board on all physical maintenance and operations programs, negotiation of contracts and recommendations to Board, procurement of proposals from licensed and insured contractors for Board review, and 24-hour emergency response call-in line.
